pay bills, send out mailings, compile budgets, inspect and maintain
common elements, solicit bids, supervise contractors, maintain
financials, attend meetings, and make recommendations and reports
to the Board of Directors.

Court appearances, overseeing large capital projects, and asset management.
The Management contract provides for a point person to be involved and educated in your Associations affairs. The Manager can be an information provider for the residents but has responsibilities to and takes his direction from the Board of Directors.
The Board of Directors relies on the Manager to be a resource coordinator and together with the Company, handles almost all aspects of running the Association's day-to-day operations.

The Winter Werks is a "Professional" Snow & Ice company that is a "Service" oriented business designed for the keeping your commercial business functional.
We specialize in high liability and exposure properties with 24 hour monitoring.
Our services include a full line of "Exterior Building Winter" management.
Including Snow Plowing, removal, temperature monitoring & de-icing.
Our trucks & machines are available 24 hours a day, by the push or by the hour. Seasonal contracts can be tailored for "your" special needs. Our fleet is primarily used in maintaining our host properties and our own facility.
We do not schedule in volume and do not over extend the plow routes. All our business is local within 10 miles. CertUicates of Insurance will be issued in each facility's name upon signing of the contract.
"Winter Advisory's" and "Service Plans" are faxed when appropriate to help you plan your day and afloat truck is designated to the sites during business hours to help keep your site functional.
